Transforming Jersey City: Harmony House Brings Beautifully Designed Living to a Growing Market
Long-Awaited Redevelopment of Vacant Jersey City Site Receives Unanimous Planning Board Approval
Jersey City, NJ – February 10th, 2025 – Exciting developments are underway for a prominent vacant lot nestled in the heart of Jersey City’s Ward F business district. NUIC, a transformative local real estate development firm led by Principals Daniel Mirabel and Brenly Tolentino, announces its plans to transform the long-dormant site at 174-178 MLK Drive into the Harmony House. This transformative project introduces 44 thoughtfully crafted residential units to the Jackson Hill neighborhood, filling a crucial gap in housing accessibility within the community. The project was designed in collaboration with Hampton Hill Architects, a Jersey City based architecture firm and Hoboken’s Walk This House. The project received unanimous planning board approval.
The Harmony House project encompasses a five-story, mixed-use building, boasting 34 market-rate units alongside 10 affordable housing units. Spanning 54,397 square feet of gross residential space, the development also incorporates 1,788 square feet of ground-floor commercial space, the project will also feature a garage providing 16 parking spaces and 24 bike storage spaces. This revitalization endeavor represents a significant milestone in rejuvenating a parcel that has languished unused for several decades.
“While Jersey City has been proactive in increasing its housing stock, projects like Harmony House ensure that growth is inclusive and
benefits longtime residents. Led by lifelong Jersey City residents, this project reflects our commitment to balancing smart, sustainable growth with affordability, keeping Jersey City accessible to everyone,” said Jersey City Mayor Steven Fulop.
Ward F Council Member, Frank Gilmore, adds, “Harmony House has the potential to transform Ward F and uplift the district. Projects like this bring new energy, investment, and opportunity to the neighborhood.”
In addition to its residential and commercial components, the project will boast a nearly 6,000 square foot green roof, enhancing sustainability and promoting green spaces within the urban landscape.
Brenly Tolentino, Principal at NUIC, adds, “Harmony House is not just about providing housing; it’s about being a catalyst for positive change within the community, by members of the community. In revitalizing this space, we aim to reignite the commercial district’s economic potential, fostering job creation and an overall more vibrant community.”
“With just over 20% affordable housing units, Harmony House demonstrates our commitment to ensuring that diverse socioeconomic backgrounds can thrive in this community,” Brenly states.
Daniel Mirabel, Principal at NUIC and a proud Jersey City native, shares his enthusiasm for crafting Harmony House into an environment shaper, “environment is the invisible hand that shapes our behaviors and we hope to be architects of the environment with the Harmony House project” states Daniel.
“In addition,” Daniel continues, “Harmony House symbolizes the emergence of a new generation of developers, who don’t necessarily mirror the last. We aim to bring fresh perspectives and inclusive practices to the forefront of urban development.”
NUIC remains steadfast in its mission to identify opportunities for revitalization and actively contribute to the ongoing transformation of the communities it serves.
